Imputed Income
The problem
"But if I don't rent it out... why do I have to declare it?"
This is the reaction of almost all our clients, and it's completely reasonable. The tax authorities' logic isn't intuitive: simply by having an urban property at your disposal in Spain, The Tax Agency considers that you receive income —even if you don't earn a single euro from it— and it must be declared once a year.
It's not a mistake. It's not optional. And failing to submit it has consequences, even when the amount due is small.
The good news: it's one of the simplest tax returns there is. With the right information, it can be done in minutes.
How much will you pay? Less than you fear.
The tax is not calculated on the market value of your house, but on the cadastral value that appears on your IBI receipt.
Real-life example: a property with a cadastral value of €100,000 and a coefficient of 1.1%:
Imputed income: 1.1% × €100,000 = 1.100 €
If you reside in the EU (19%): €209 per year
If you live outside the EU (24%): €264 per year
If you don't declare your imputed income, the tax authorities will apply surcharges and interest. But the serious problem comes later: when you want to sell your propertyThe years of undeclared income come to light. The sale is blocked or delayed, and outstanding debts are deducted from the price or the 3% refund.
Many owners discover this obligation precisely at the worst possible moment: at the notary's office, on the day of the sale.
Regularizing your tax situation today, voluntarily, costs a fraction of what it costs when the tax authorities come after you. If you haven't filed a return for years, you're not alone—and there's a solution.
